Do you adjust rent amounts based on the applicants income ?NO, we do not adjust thee rent amounts based on your income. Rents amounts are fixed. The rent amounts posted on the property landing page are the rent amounts that the head household would be charged monthly.

How do I edit or remove the “FAQ” title?You can edit the title from the Settings tab in the app. If you don’t want to display the title, simply disable the Title under “Info to Display”.

Do I have to complete a separate application for each individual property?YES, you must complete a separate application for each property listing. Different properties are owed by different landlords. Each property listings, requires a separate list of applicants. If you have applied in the past for a different property, you must complete a new application for each and every new property that you are interested in. IMPORTANT: Before submitting an application please be sure to read the minimum and maximum household income criteria and available unit sizes. INCOME LIMITS and UNIT SIZES vary depending on the property.

When will I be notified about my placement on the lottery list?Applicants will be notified of their placement on the lottery list approximately 2 weeks after the lottery has been conducted. (If you have not received an email with your lottery number, check your spam folder for our notifications.)

What is an affordable housing lottery drawing and lottery waiting list?1) clients apply to a project by submitting a preliminary application. 2) the preliminary application generates an entry number for each household. 3) the entry number is scrambled using a virtual, random lottery system ( NOTE: this process is overseen by The City of Jersey City and applicants are invited to attend the live random lottery drawing ) 4) the random lottery number generated by the system becomes the applicant's placement on the list. 5) applicants are called in numerical order starting from lottery number one. 6) Jersey City residents will be called first from the lottery waiting list, followed by outside residents. 7) once all the units are filled the remaining applicants will remain on the lottery waiting list. 8) applicants remaining on the lottery waiting list will be called when affordable units become available in the future. Each property has their own lottery waiting list. It is possible to be on several waiting lists if you have taken the time to apply to multiple properties separately.

When and where do lotteries take place?Lotteries take place 2 weeks after the application period is closed. Deadlines for the application periods are posted on the project landing pages and on the preliminary applications. When the deadline has passed we send email invitations to all applicants announcing the date of the lottery. The City of Jersey City monitors the lottery. The lottery takes in a public forum, via zoom.

When I am called from the lottery waiting list, what is the deadline for submitting my verification documents?You have 14 days calendar to provide 100% of the documents required. Please have your documents ready. NOTE: Due to a high demand for affordable housing we may not be able to extend your deadline. Contact us immediately if you are having trouble obtaining the necessary documents for all members of your household.

What income and asset verification documents will I be required to provided ?When called from the lottery waiting list, the following documents are required from all income-earning members of the household over the age of 18: Photo I (Driver’s License, State ID or Passport) Social Security Cards for All members of the household Birth Certificates for All members of the household Copies of eight (8) consecutive pay stubs for any employed household members Copies of the last (6) months of banks statements for all bank accounts ( Checking & Savings ) Certified Form 1040 Tax Returns & W2's for prior year Certified form 1099 for prior year if self employed Documentation of regular money, payments, contribution or gifts from persons or organizations not residing in the unit. Income State for the past year including a state of assets and liabilities and gains from sale or disposition of property (households with less than $5000 in asset value may provide an notarized certification instead) CREDIT SCORE Proof of Credit Score required by Landlord as part of property owner's Tenant Section Plan If household received any of the following subsidies, please include three (3) months of the following: Child support payment records; Alimony payment records; Annuity payment records; Armed Forces Reserves payment records; Disability insurance payment records; Pension payment records; Public assistance payment records; Welfare assistance payment records; Worker’s compensation payment records; All Social Security and/or SSI payment records; and Unemployment payment documents SECTION 8, if applicable Copy of award letter
